Insurance (third party, home, fire)

You are advised to take out third party insurance (responsabilité civile), or home contents insurance (assurance-ménage). In addition to third party insurance, home contents insurance provides cover against break-ins at home, damage caused by water and broken glass. Premiums are reasonably priced. Contact an insurance company for details of different policies and excesses.

Note : Home contents insurance covers apartments rented in your own name; the same laws are not applicable in all cases for subletting.

Apartments

Practically all apartments are managed by property agencies. Consequently, to obtain an apartment you must go through property agent channels.

Please note that you will be asked for financial guarantees. In addition, you will have to pay a "guarantee deposit" which may be as much as three months’ rent.

Property agencies do not rent out apartments on 6-monthly lets; leases generally run for a minimum period of one year.
Because of the housing shortage in the region, agencies tend to give priority to families for “large” apartments!

From abroad, the situation is more complicated and difficult, since property agencies will ask you to provide a guarantor residing in Switzerland.

Studios

The same comments apply as for apartments. However there are more private owners than is the case for apartments. The process is in our view slightly less “complicated” however there are virtually no rentals of less than 1 year’s duration, or in exceptional cases 6 months.

Dependent rooms

These are rooms, generally furnished, in a private house. The landlord may require a 1 or 2 month financial guarantee. Average monthly cost: CHF 600.-.

Independent rooms

These are rooms, generally furnished, with their own entrance. The landlord may require a 1 or 2 month financial guarantee.

Shared apartments

These are joint tenancies, i.e. a room in an apartment with other students. The landlord may require a 1 or 2 month financial guarantee.

In conclusion, if you are coming to Lausanne for a specified period of less than one year, we recommend that you rent a room or enter a joint tenancy with other students.
